What Is Commercial Property Insurance?

Commercial property insurance can help repair or replace your building, equipment and stock after a covered loss.

What Does Commercial Property Insurance Cover?

Covered Losses

Commercial property insurance can pay to repair or replace business property damaged by a covered event. Coverage depends on the policy wording, including exclusions and endorsements. 3,1

Buildings and Business Property

Separate the building and permanently installed equipment from movable business property such as furniture, computers, tools and inventory. Identify property belonging to others that your business holds. 1

For a repair shop, that inventory should distinguish your own tools from customers’ items left in your care. 1

Who Needs Commercial Property Insurance?

Consider property coverage if you own a building or rely on equipment and stock, even if you rent your workspace. 3,1

Coverage Examples

These are examples, not coverage guarantees. Your policy terms and the facts of the claim determine what is covered.

What happened

A Fire Damages Your Office

A fire damages the computers and furniture in your office.

How coverage may help

If the fire is covered, property insurance may pay to repair or replace those items. The valuation terms, limit and deductible determine how much of the bill you bear. 2,1,3

What happened

You Can't Reopen During Repairs

Your shop closes while damage to the premises is repaired.

How coverage may help

Paying for repairs doesn't replace the income you're losing. Business interruption coverage may help with that loss when the shutdown meets its coverage conditions. 2

How Do You Compare Coverage and Costs?

Valuation

A replacement-cost provision can pay for comparable new property up to the policy limit. Actual-cash-value wording uses a different valuation basis, which the policy defines. To compare quotes, ask how each would value the same item from your inventory; matching limits alone don't mean matching claim payments. 1

Limits and Deductibles

Ask whether your property values and limits satisfy any coinsurance condition, which can reduce payment when property is underinsured. 1 Compare the deductible as well as the premium: it is the portion of a covered claim you bear. 3
  • How were the building and business-property values estimated?
  • Does the quote include a coinsurance condition, and do those values satisfy it?
  • What amount would you bear through the deductible?

What Exclusions and Conditions Should You Check?

Check flood, earth movement and wear-and-tear exclusions rather than assuming that all physical damage is covered. 3,1

Business Owner’s Policy

A business owner’s policy packages property with liability and business interruption coverage. 2 Confirm the property, liability and income terms in the offered contract rather than relying on the package name.

Business Interruption

Property damage payments and business interruption payments address different losses: physical assets versus income during a covered interruption. 2 Property insurance does not automatically establish income coverage, and not every closure is covered. Check whether income protection is included and what interruption triggers it.

Inland Marine

Consider inland marine coverage separately for property moved between locations and for equipment covered under a floater. 1 Identify where tools, equipment and stock travel or remain away from your premises, then compare the applicable terms. Premises property coverage may also contain transit provisions.

What Do You Need for a Quote?

Worksites and Existing Coverage

List every worksite and explain how your business operates. Bring your current policy, if you have one, so the broker can compare existing coverage with the proposed quote. 3,1

Safety and Maintenance

Be ready to discuss workplace safety, security and maintenance with your broker. 3

Key Terms in Plain English

Replacement Cost

The cost to replace damaged property with comparable new property, subject to the policy limit and terms. 1

Coinsurance Condition

A condition that can reduce payment if the insured property values and limits are too low. 1

Frequently Asked Questions

Does Property Insurance Replace Lost Income?

Property payments address damaged assets. Business interruption coverage addresses income during a covered shutdown, and must be included for that protection to apply. 2

Are Flood and Earthquake Losses Included?

They can be excluded. Read the flood and earth-movement terms and any endorsements before relying on the policy for either loss. 3,1

Does Commercial Property Insurance Pay Replacement Cost?

Check the valuation terms in the quote. Replacement-cost protection pays toward comparable new property, subject to the policy limit; actual-cash-value terms use a different valuation basis that you should review before comparing prices. 1

What Is a Commercial Property Insurance Deductible?

The deductible is the portion of a covered claim your business bears. Compare that amount alongside the premium so you understand the cost you would retain after a loss. 3
