Commercial Property Insurance in North Carolina

North Carolina's Coastal Property Insurance Pool can insure commercial property up to $4 million per freestanding structure or firewall unit and $10 million in aggregate for all interests at one risk; if the property exceeds those maximums, the statute requires excess coverage to the full value. Its separate wind-and-hail policy is limited to beach and coastal risks that already have essential property insurance, so confirm eligibility, underlying coverage, and the remaining layer together. 1,2

What Is Commercial Property?

Commercial property may fit your business if you own a building or rely on equipment and stock. Compare replacement-cost terms, deductibles and any coinsurance condition, and check lost-income protection separately. Read the national Commercial property guide.

What to Watch for in North Carolina

  • Map the Pool Limit to Firewall Divisions

G.S. 58-45-41 caps commercial Pool coverage at $4 million per freestanding structure or building unit within multiple firewall divisions, with a $10 million aggregate for structures with multiple divisions at one risk. Have the broker identify each unit and total interest before comparing the Pool limit with the property's full value. 1

  • Plan for Excess Above the Pool Maximum

When property value exceeds the statutory Pool maximum, G.S. 58-45-41(c) says the Association may not issue coverage unless the insured purchases excess coverage to the full value. Ask for the primary and excess layers in writing and identify any value that remains uninsured between them. 1

  • Coordinate the Coastal Wind Layer

The statute makes separate Pool wind-and-hail policies available only for beach or coastal risks that have essential property insurance from a licensed insurer, and requires proof that the essential policy is in force. Check both policies' coverage types, limits, and dates so the wind layer does not outlast or diverge from its underlying property policy. 2,4

  • Compare the Named-Storm Deductible

The statute requires the Association to offer a named-storm wind-and-hail deductible of 1% of insured property value and permits other options only if the named-storm deductible is not lower than 1%; North Carolina defines a named storm to include a named hurricane, tropical storm, or tropical depression. Ask how the percentage is applied to your insured value and compare the out-of-pocket amount with the quoted limit. 1,3

Surplus-lines tax and stamping office

Reported tax rate: 5% of gross premium, less return premium, plus 0.4% NC Stamping Office fee for ordinary filed placements When North Carolina is the insured’s home state, surplus-lines tax is 5% of gross premium less return premium; ordinary broker-placed filings also carry a 0.4% stamping fee, while risk-purchasing-group and independent-procurement filings follow separate procedures. A diligent search is generally required; an exempt commercial purchaser may bypass it only after the broker discloses the admitted-market protection difference and receives the purchaser’s subsequent written request. The policy warns that the state guaranty or solvency fund will not pay surplus-lines losses. 9,10,11,12

Providers With Documented State Licenses

These providers publish a national listing for Commercial property; the state records document licenses for the entities and roles shown below. Some records rely on company-reported information rather than independent regulator verification. A national listing does not confirm the product is available in North Carolina. Check the regulator’s license lookup and confirm state availability for your business when requesting a quote.

  • ERGO NEXT InsuranceNext First Insurance Agency, Inc.Insurance producer · checked 2026-09-28ERGO NEXT’s current license table lists Next First Insurance Agency, Inc. in 50 jurisdictions, including Washington, DC; New York is excluded because its table rows name Next Insurance Services and AP Intego, not Next First. The table is company-reported; it does not establish product availability or provide state-regulator verification for each entry. 17
  • TechInsuranceSpecialty Program Group LLCInsurance producer · checked 2026-09-28TechInsurance’s current licensing page names Specialty Program Group LLC / SPG Insurance Solutions and lists state license numbers, but labels Rhode Island “Individual licenses” rather than identifying a license for the named agency. RI is omitted because this disclosure does not establish agency authority there; this is a search limitation, not an assertion that the company is unlicensed. The remaining state entries are company-reported and are not an insurance product availability map. 18
  • VouchVouch Specialty Insurance Services, LLCInsurance producer, Surplus-lines broker · checked 2026-09-28Vouch’s licenses page, effective January 16, 2025, lists producer licenses in all 50 states and DC. Its separate surplus-lines table includes Idaho number 870820, while a footnote says Georgia and Idaho do not issue agency-level surplus-lines licenses. Because those statements conflict for Idaho, this record keeps Idaho producer-only and does not treat the table number as established agency surplus-lines authority. The page is company-reported and does not establish product availability. 19
