What to Watch for in New Jersey
Check boiler thresholds and residential exceptions by unit
New Jersey generally requires annual boiler inspections at 12-month intervals, but the statute excludes boilers below its heating-surface or heat-input thresholds and federally regulated equipment, and it has a separate residential dwelling exception tied to relief-valve settings and hot-water temperature. Record each boiler’s type, rated input or surface, relief setting, temperature limit and building use before deciding whether a state inspection applies. 1
Track pressure-vessel first inspections separately
New Jersey rules distinguish a newly manufactured pressure vessel’s initial in-service inspection from an existing vessel’s initial field-certificate inspection; the rule set October 6, 2011 as the deadline for existing vessels. UM-stamped vessels are excepted. After the initial inspection, the ordinary interval is triennial unless a registered owner-user inspection agency supervises the vessel. At an acquisition, request the initial and latest inspection records and confirm the agency status and next due date. 1
Separate an insurer safety inspection from insurance protection
New Jersey accepts inspections by qualifying certified insurance-company inspectors in lieu of state inspection when the statutory conditions are met; pressure-vessel records and fees also must be filed as specified. That rule governs the state safety-inspection process. It does not establish that the insurer offers equipment-breakdown coverage or that a policy covers the inspected unit, so verify the quote’s schedule and actual wording separately. 1,3,4
Compare the downtime terms for every operating location
A 2015 HSB form is a dated wording example. It applies Property Damage to covered property at a location shown in the declarations. Business Income pays actual loss during the period of restoration only when it results directly from a necessary total or partial interruption caused by a Covered Cause of Loss; Extra Expense covers reasonable and necessary expenses to operate during that period. Each coverage has a declared limit. A time deductible applies only if shown in the declarations, and Business Income is subject to coinsurance unless the declarations say otherwise. Ask the insurer to show each New Jersey location and critical unit, Business Income values and limit, any time deductible, coinsurance basis and restoration period in the actual quote and policy.
