Builders risk protects the project you are building, including materials meant for it, against physical loss until construction ends. What to Watch for in Florida

  • Check when wind coverage starts

    Florida DFS says some builders risk policies require construction to reach a stated completion stage, such as 50% or 75%, before wind coverage applies. Confirm the actual trigger, how the insurer measures completion, and what protection applies to the project before it reaches that stage. 1

  • Read rain and water wording separately

    Florida DFS describes builders risk as named-peril coverage and says rain damage to job-site materials may be limited and depend on an endorsement. Ask whether the quote covers rain, wind-driven rain, flood, surface water and water intrusion as separate causes, and identify each applicable exclusion, endorsement and deductible. 1

  • Check the coastal line before starting work

    Florida’s CCCL marks a zone subject to severe fluctuations in a 100-year storm; DEP generally requires a permit for construction and excavation seaward of that line, subject to exemptions. Locate the parcel against the current CCCL map and align the approved scope, permit conditions and insured construction values. 2,3
