Washington Business Owner’s Policy Guide

In Washington, do not assume a commercial property package includes flood. The Insurance Commissioner says most commercial property policies exclude it; a separate flood policy is available through NFIP, private insurers or surplus-lines insurers, with NFIP commercial building and contents limits generally capped at $500,000 each. 1,2

What Is Business Owner’S Policy?

A BOP may suit an eligible small business that wants property, liability and lost-income protection together. If you also need auto, workers’ compensation or professional liability, plan for separate coverage. Read the national Business owner’s policy guide.

What to Watch for in Washington

  • Quote flood separately from the BOP

Washington’s OIC says most commercial property forms exclude flood and directs businesses to a separate flood policy. Ask for flood protection at each location and confirm whether the building, inventory and equipment fit the selected policy’s limits. 1

  • Compare NFIP limits and valuation with your actual assets

The OIC lists NFIP commercial maximums of $500,000 for a building and $500,000 for contents; its commercial flood claim guide says NFIP building and contents payments use actual cash value. If the scheduled replacement cost or stock value exceeds those limits, ask about private or excess flood alternatives and the valuation basis. 1,2

  • Put the flood-claim deadline in your recovery plan

The OIC says an NFIP proof-of-loss statement generally must be filed within 60 days of loss, subject to possible extensions. Keep a current inventory, photographs, receipts and a designated person who can prepare the sworn statement while the business is recovering. 2

These providers publish a national listing for Business owner’s policy; the state records document licenses for the entities and roles shown below. Some records rely on company-reported information rather than independent regulator verification. A national listing does not confirm the product is available in Washington. Check the regulator’s license lookup and confirm state availability for your business when requesting a quote.
