What to Watch for in Nevada
Do not treat a BOP property limit as flood coverage
Nevada’s consumer guide says commercial-property insurance does not cover flood and directs businesses to evaluate flood protection separately. Review the BOP’s water exclusions and obtain a distinct flood quote for the building, stock and equipment. 1
Check commercial flood limits against building and contents values
Nevada’s guide describes NFIP commercial flood coverage up to $500,000 for property and contents; FEMA’s NFIP guidance states the maximum is up to $500,000 for each type of commercial policy—building and personal property. Request both limits separately and compare them with exposure. 1
NFIP valuation differs from replacement-cost assumptions
The Nevada guide says NFIP values other buildings and personal property at actual cash value, including depreciation. Ask how the building, stock and equipment would be valued under any flood option and whether private insurance is needed for higher limits. 1
Check eligibility and timing before renewal or financing
Commercial owners and renters in participating communities can purchase NFIP flood insurance, but the guide describes a usual 30-day waiting period. A lender may require it in a special flood hazard area; confirm community participation, effective date and lender acceptance early. 1,2
NFIP commercial flood does not pay business interruption
FEMA’s NFIP guidance lists financial losses caused by business interruption or loss of use among the exclusions for its commercial building and personal-property policies. Ask separately how your BOP treats a flood-caused shutdown; a flood policy’s property limit does not establish income protection. 3
