Does Builders Risk Cover Sewer Backup?

The ISO specimen has an additional coverage for below-ground water and sewer or drain backup, with a stated per-occurrence limit unless the declarations show another amount. It also conditions coverage on maintenance of pumps and drains and excludes certain failures. That provision does not mean every sewer-related loss is insured. Check whether the quote includes the extension, its cap and deductible, sump-pump conditions, water exclusions, and whether the damaged property is covered. Distinguish sewer backup from surface flood, which may need different coverage. The ISO specimen’s sewer and drain extension is for covered project property and includes maintenance conditions; it does not insure every part failure or the cost to replace a failed pump. Ask whether the source was drain backup, surface flood, or groundwater, since the contract may treat them separately. Verify the sublimit, deductible, maintenance records, and any flood endorsement.
