The ISO specimen excludes some gradual deterioration, dampness, and other causes that may be relevant to mold, while builders risk responds only to covered physical loss to insured property. Mold treatment can also fall under a pollutant or remediation exclusion. Ask the insurer how the form treats mold growth after a covered pipe leak versus long-term moisture or poor drying. Check any mold sublimit, reporting condition, remediation definition, and pollution exclusion. Confirm safeguards for temporary roofs and water intrusion during construction, since prevention duties may affect a claim. The ISO specimen has limited fungi and wet or dry rot coverage when the condition results from a covered cause during the policy period and reasonable preservation steps are taken. This is not open-ended mold remediation coverage. Ask whether the limit includes testing and tear-out, document when moisture began, and check exclusions for long-term dampness, pollutants, and costs to repair the source of the leak.
