Does Commercial Property Cover Water Damage?

Sometimes; coverage can depend on the source of the water, the cause-of-loss form, and exclusions for flood, seepage, wear, or maintenance.

“Water damage” is not one policy category. A sudden accidental leak from a plumbing system or appliance may be treated differently from flood, sewer backup, groundwater seepage, or long-term moisture. Broad-form examples can include leaking appliances, but forms may exclude gradual leakage, deterioration, or neglected maintenance. A covered water event may damage both the building and contents, each subject to its own limits and deductible.

Identify the water source before assuming coverage. Check the policy definitions and exclusions for flood, water backup, leakage, and repeated seepage, as well as any water-damage sublimit or protective-safeguard condition. Ask whether cleanup, mold remediation, and business income are covered consequences or require separate endorsements.
