Does Commercial Property Cover Mold?
Sometimes, when mold follows a covered water loss; gradual moisture, excluded water, and remediation limits can restrict payment.
Mold coverage is often tied to the cause of the moisture. If mold follows a sudden water event that the policy covers, some resulting damage may be insured. Mold from long-term leakage, humidity, poor maintenance, or an excluded flood may not qualify. Policies may impose a mold or fungi sublimit, restrict testing and remediation expenses, or require prompt mitigation after a loss.
Read the fungi, wet-rot, bacteria, water, and pollution provisions together rather than relying on a general property limit. Check whether the sublimit includes testing, removal, rebuilding, and lost income or applies only to cleanup. The quote may offer an endorsement that changes the limit; compare its trigger, deductible, and conditions with the underlying form.
