Does Builders Risk Cover Landscaping?

Usually not unless landscaping or site improvements are specifically included as covered property.

Builders risk commonly centers on the building and construction materials. Oregon’s sample clause lists some permanent site features and fixtures, but the ISO form’s property definitions and exclusions control what the issued contract insures. Separate installed site improvements from land itself, which is not ordinarily insured as building property. Ask about grading, fencing, paving, lawns, irrigation, and trees in the project value. Verify whether outdoor property has a sublimit or weather restriction and whether the property is at the described jobsite. If landscaping is included in the construction contract, the landscape contractor’s installation floater may cover plants or hardscape during delivery and installation, subject to its wording. Ask whether the builders risk extension covers lawns, irrigation, fencing, paving, or grading, and note that the ISO specimen’s plants extension excludes wind and snow-related causes and carries a stated cap.
