Does Builders Risk Cover Cleanup?
Some cleanup costs tied to covered damage may qualify, but pollution remediation and general site cleanup can be excluded.
The ISO form’s debris-removal coverage applies to debris of covered property caused by a covered loss and expressly excludes certain pollutant extraction and land or water restoration expenses. Routine housekeeping is not the same as insured post-loss debris removal. Ask whether the quote covers removal of damaged construction materials, emergency stabilization, hazardous-material handling, and contaminated soil. Check the cleanup definition, limit, notice deadline, and pollution exclusion. Do not assume labor to correct faulty work or clear a site without insured damage will be reimbursed. A pollution liability policy or the contractor’s environmental coverage may be relevant to contamination, while builders risk may address only debris of insured property after covered damage. Before cleanup, ask the insurer what emergency work can proceed and what documentation is needed. Check pollutant definitions, soil and water remediation limits, damaged-property removal, and notice requirements so ordinary site work is not mistaken for insured cleanup.
