The adopted N.J.A.C. 13:40-15.8 applies to licensed home inspectors and associate home inspectors engaged in home inspection. If your firm uses associates, ask how each licensee is insured and confirm the filed proof reflects the people doing fee-based inspections. 2
Preserve the Ten-Day Committee Notice
The policy proof must make cancellation or nonrenewal ineffective until the Committee receives at least 10 days’ written notice, and the rule requires both the inspector and insurer to notify the Committee before discontinuation. Have the carrier confirm that the endorsement and notice process match New Jersey’s rule. 1,2
Do Not Read the Minimum as an Aggregate
The statute states a $500,000 minimum per occurrence and does not set an aggregate amount in that provision. Ask the broker to show both per-occurrence and total annual limits on the quote so you can see any separate exhaustion risk. 1
