Does Builders Risk Cover Water Damage?
Sometimes. Some water losses may be covered, while flood, seepage, groundwater, or sewer backup can be excluded or separately limited.
The ISO specimen has an additional coverage for below-ground water and backup of sewers or drains, with a stated sublimit and conditions. That does not make all water intrusion insured: the form separately excludes certain water-related causes, and coverage depends on the actual endorsement and facts. Ask the insurer to distinguish plumbing leaks, rain entering through an opening, groundwater, surface flooding, and sewer backup. Check the cause-of-loss exclusions, maintenance conditions, backup endorsement limit, deductible, and whether damage during construction is subject to special safeguards. If the source is a burst pipe, rain through an unfinished roof, groundwater, or a backed-up drain, describe that exact mechanism rather than reporting only “water damage.” Ask whether a plumber’s or contractor’s liability policy may apply if negligent work caused damage to another party, while checking the builders risk form for the project’s own damage and water-specific caps.
