Builders Risk vs. Commercial Property Insurance: What’s the Difference?
Check whether your property policy protects the construction work, then compare it with a project-specific builders risk quote.
Builders risk covers a described construction project; commercial property covers business property under its own policy terms. The NAIC defines builders risk around buildings under construction, while California’s insurance guide describes commercial property for business buildings, fixtures, and equipment. If you’re building or renovating, ask whether your current property policy covers the work or requires separate project coverage.
The actual forms determine whether a commercial property policy continues during construction or whether separate project coverage is needed. A specimen ISO builders risk form has project-specific limits and cessation rules tied to events such as expiration, completion, occupancy, and acceptance. Those triggers are not universal.
Ask whether your current commercial property policy covers the renovation or new structure, what notice or endorsement it requires, and which entity owns the work. Compare the builders risk quote for existing buildings, materials, value, exclusions, deductibles, and the transition date to permanent property coverage.
