What Insurance Covers Construction Defects?
It depends on the damage: builders risk may exclude defective work itself, while liability or professional coverage may respond to separate resulting claims.
Builders risk is generally the coverage line to examine for the project property during construction. The policy responds only when its insuring agreement, definitions, and covered-cause requirements are satisfied; the line name by itself does not establish that a loss qualifies. Construction-defect disputes often distinguish the cost of correcting defective work from separate damage caused by that work. The latter may be evaluated under a resulting-loss exception if the form contains one.
Common exceptions include exclusions, sublimits, deductibles, and conditions specific to the insured property, claimant, or event. Different forms can treat closely related losses differently, so a quote summary or certificate is not enough to establish the complete terms. The policy and endorsements control.
