Does Builders Risk Cover Temporary Structures?
Sometimes. Temporary structures at the scheduled jobsite may be covered when the form includes them and their value is accounted for.
Oregon’s state model clause identifies temporary structures and scaffolding at the described jobsite as possible insured property. Coverage remains bounded by the project location, property definition, limit, and covered causes in the issued contract. Ask whether fencing, site offices, forms, temporary utilities, and similar works count as covered property. Verify whether offsite storage or a relocated structure is included, how values affect the limit, and whether occupancy, cessation, or weather-protection conditions apply. The ISO specimen includes a limited additional coverage for re-erecting certain temporary structures after covered damage, subject to a per-occurrence cap unless changed in the declarations. That is narrower than insuring every temporary facility in every location. List site trailers, fencing, forms, and temporary utilities; check whether each is property covered, what causes of loss apply, and whether the structure is owned or rented.
