Does Builders Risk Cover Remodeling?

It may cover a remodeling project when the insurer accepts the scope and the policy addresses the existing building and occupied areas.

California DOI includes alterations and repairs to existing buildings in its builders risk overview; Oregon lists repair and remodeling exposures for installation floaters and substantial building changes. The actual contract can limit coverage by project phase or property class. Before work begins, provide a clear description of demolition, structural changes, temporary openings, and whether people will occupy any portion. Confirm the existing structure and work values, water protection, hot work rules, and when coverage ends as completed areas are accepted or put to use. A homeowner should notify the homeowners insurer before a substantial remodel; the Insurance Information Institute notes builders risk may be available separately or as an endorsement in some cases. Ask which contract covers the existing house, materials, and work in progress, and whether contractor liability and workers compensation are also in place. Confirm coverage before opening walls or leaving the house partly unprotected.
