# Compare builders risk insurance quotes with Spot

Builders risk quotes can stop covering the project before it’s done, so Spot checks storage, transit and occupancy terms in each one.

- Storage, transit and jobsite limits shown stage by stage
- Completion and occupancy terms checked against your schedule
- Keep your broker or switch, with no commissions on premiums

## How it works

- **Share the project and the proposals.** Send the project description, schedule and expected completed value with each quote, so every proposal is checked against the same build.
- **We follow the materials.** Spot compares what each quote says about supplier warehouses, transit and the jobsite, since limits can change at each stage.
- **Test the end date.** Ask your Spot team what happens if you open part of the building early or the schedule slips. They check each quote’s completion and occupancy wording.
- **Choose and bind.** Pick the quote that runs as long as the build does. Your Spot team helps you bind and keeps the policy handy for your lender and subcontractors.

## What to compare

- **Completed project value.** How each quote sets the amount insured and which costs it includes.
- **Limits and deductibles.** Compare the proposed limits and deductibles, including how the insurer calculates any percentage deductible and what it is a percentage of.
- **Materials in storage and transit.** Whether protection follows materials from the supplier’s warehouse, through delivery and onto the site, and the limit at each stage.
- **Existing structure.** In a renovation, whether the quote addresses the existing building or only the new work.
- **Faulty work and resulting damage.** How defective design, materials or workmanship is excluded and whether damage that follows is still paid.
- **When coverage starts and ends.** How completion, acceptance or occupancy ends construction coverage, and whether a quote ends it for the whole building or only the part opened.
- **Contractor tools.** Whether tools are included or need a separate approach from materials going into the building.

## Differences to watch for

- **Coverage ending early.** Opening part of a building can end coverage for that part while work continues elsewhere.
- **Stage-by-stage limits.** Protection at the site doesn’t carry over to storage or transit automatically.
- **Defective work.** A quote may pay for the damage that follows faulty work but not the fix for the work itself. The exact wording decides.
- **Percentage deductibles.** The same percentage can mean very different dollar amounts depending on what it’s a percentage of.

## Common questions

### What if my schedule changes?

Tell your Spot team. They check how each quote handles delays and phased openings before you bind.

### Does builders risk cover my tools?

That depends on the quote. Spot flags whether contractor tools are included or need separate treatment.

### Can Spot compare quotes my broker already has?

Yes. Send the proposals your broker has and Spot compares them. Spot takes no commissions on premiums.

### Is liability part of builders risk?

No. It addresses damage to the project. Injury and property-damage claims by others are a separate discussion.
