[Get Started](https://app.spot.insure/signup?coverage=commercial-property&industry=housing-and-real-estate&icp=real-estate). Spot is not an insurance carrier and takes no commissions on premiums; you can keep your broker or switch.

## How Spot helps

1. **List every building you own or manage.** Your Spot team records the owner, manager, occupancy, lease entity and rent collector for each building, and who owns installed systems, tenant improvements and property held for others.
2. **Check the management agreement.** Send the management agreement or lease. Spot compares the insurance it requires with your policies and flags where the owner’s and manager’s coverage don’t line up.
3. **Compare quotes on lost rent and rebuilding costs.** Brokers take your portfolio to market, and Spot compares rent triggers, valuation, deductibles and ordinance-or-law terms alongside the liability and professional proposals.
4. **Keep every building’s policies in one place.** Your policies, schedules and agreements stay together, and the Spot agent can answer which building a policy lists or what a clause says.

## Who we help

- **Landlords and building owners.** You own rental buildings, collect rent and need the structure, systems and lost rent described accurately.
- **Third-party property managers.** You manage buildings you don’t own, take on duties under each management agreement and may hold property for clients.
- **Housing and rental platforms.** Your software handles listings, applications, leases, payments or resident requests, along with the data behind them.
- **Owners planning renovations.** Unit additions and systems work need coverage for the existing building and the work in progress.

- [Professional errors and omissions (E&O)](https://spot.insure/insurance/professional-errors-omissions)

## When to get this coverage

- **You’ve hired a property manager.** Share the management agreement, address and each entity’s duties so the owner’s building interest and the manager’s services are listed correctly.
- **You’re buying or refinancing a building.** A lender may ask for property and liability evidence. Settle values, named insureds and rent terms before closing.
- **You’re planning a renovation or unit addition.** Share the contract, parties, existing structure and schedule, and ask when the builders’ risk form starts and ends.
- **Your platform processes rent.** List data, payment flows, vendors and downtime dependencies before comparing cyber quotes.
- **You’re hiring maintenance or leasing staff.** Check workers’ compensation requirements where they work and confirm how each role is classified.

## Common questions

Also known as real estate insurance, real estate company insurance, landlord insurance, rental property insurance, property management insurance, property manager insurance and apartment building insurance.

### Is landlord insurance the same as property management insurance?

No. Landlord coverage protects the owner’s building, rent and premises liability; a property manager needs professional liability for the services it provides. When one company does both, Spot lists who owns and who manages each address so each policy names the right role.

### Does an NFIP flood policy cover lost rent?

No. The NFIP General Property Form covers building and contents separately and excludes business-interruption and loss-of-use losses. Your Spot team asks the broker to confirm eligibility and terms for your building.

### What is ordinance-or-law coverage?

It addresses certain costs triggered by enforcing building, zoning or land-use law after a loss. We ask each broker which costs their proposal includes.

### How should a housing marketplace describe itself for a quote?

Describe the listing, application, lease, payment or maintenance tools, the data they hold, and what you promise customers. Professional liability and cyber applications may need separate descriptions.

### What should our building list include?

List each building’s owner, manager and occupancy, and send your current policies, leases or management agreements and any upcoming projects. Your Spot team builds the submission from them.

### Our broker insures the buildings. Can they handle the manager and platform policies too?

They can. Spot works alongside your broker across the portfolio and takes no commissions on premiums. If your broker doesn’t place professional or cyber coverage for property managers and platforms, you can switch to one who does.
