Sudden damage from a covered windstorm or other covered event may be treated differently from water entering through an old, worn, or poorly maintained roof. Special-form coverage still has exclusions and conditions, and some policies limit cosmetic roof damage or require inspections and repairs.

Check the roof’s cause-of-loss wording, wear-and-tear and repeated-seepage exclusions, wind or hail deductible, and any roof-age limitation or endorsement. Keep inspection and repair records, and confirm whether the building limit reflects current replacement cost. Ask how interior contents and business income are treated if a covered roof event forces a shutdown.
