Your lease may also require specific insurance. A tenant may need commercial property insurance for its own business personal property, and the lease may require particular limits or evidence of coverage. The landlord’s policy may insure the structure while leaving tenant-owned contents outside its property schedule.

Read the lease’s insurance and restoration clauses to identify who insures fixtures, tenant improvements, and property in shared areas. Ask the insurer to schedule the leased premises and tenant assets, and check limits, valuation, business income, and any responsibility for glass or signage. General liability required by the lease is a separate coverage from property insurance.
