A subcontractor needs builders risk only if the project policy or contract assigns it an insured interest; the cited ISO form limits insured status to those named in the declarations. Tools and equipment may need separate coverage. In the illustrative ISO builders risk form, “you” means the named insured listed in the declarations. A subcontract may require the general contractor or owner to obtain project coverage, but that contractual promise and the policy’s actual insured wording must line up.

Builders risk concerns covered property in the construction project. The specimen form also excludes contractor tools and equipment, illustrating that project materials and a subcontractor’s own equipment are different property categories. Other forms may use different terms or add endorsements.

Ask the general contractor for the policy wording or confirmation of the applicable insured provisions, not only a certificate. Check responsibility for materials before installation, property while stored or in transit, tools and rented equipment, and damage caused by the subcontractor’s work. Maintain the subcontractor’s own liability and other required coverage where the contract or law calls for it.
