# Does Builders Risk Cover Vacant Buildings?

A vacant building can be insured during construction if the policy is written for that project, but vacancy rules and safeguards matter.

Builders risk is intended for buildings in the course of construction, according to NAIC’s general definition. An illustrative form ends coverage if the insured abandons construction with no intention to complete it, and other forms may impose separate conditions concerning site security or periods without work; a standard vacant-property policy is a different product. Ask how the quote treats a project paused by permits, weather, or financing, and whether a maximum shutdown period applies. Verify theft protection, inspections, fire safeguards, and how the insurer defines construction cessation. Do not treat vacancy as automatically insured under an annual commercial property policy. A separate vacant-property policy may be relevant if construction pauses or the project is abandoned, but its eligibility and terms differ from builders risk. Notify the insurer before a long shutdown rather than assuming the original project policy remains unchanged. Check any maximum cessation period, inspection schedule, heat or fire-protection conditions, theft safeguards, and written extension process.
