# Insurance for Offices and Coworking Spaces

[B2B](https://spot.insure/industries/b2b)

Before a lease or office move, list each location, visitor activity, equipment value and property kept off-site. Compare the quote to the lease and your inventory; a policy label does not establish which premises, belongings or causes of loss are included. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm), [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

## Which Insurance Should You Consider?

Consider general liability, commercial property, business owner’s policy, equipment breakdown, and cyber liability. Start with the coverages tied to your day-to-day operations, then use the situations and buying questions below to compare your options.

### [General liability](https://spot.insure/coverage/general-liability)

**When it matters:** A lease, coworking agreement or event plan involves visitors, vendors or work at a customer site. [Small Business Insurance](https://content.naic.org/consumer/small-business.htm), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**What to review:** General liability can address certain visitor-injury and property-damage claims tied to premises and operations. Ask the insurer how the actual form treats your sites and activities. [Small Business Insurance](https://content.naic.org/consumer/small-business.htm), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**Ask:** Which locations, visitor activities, events and off-site operations are described, and what exclusions or limits apply? [Small Business Insurance](https://content.naic.org/consumer/small-business.htm), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

### [Commercial property](https://spot.insure/coverage/commercial-property)

**When it matters:** You rent or own an office, store equipment there, or keep prototypes, records or inventory at the site. [Small Business Insurance](https://content.naic.org/consumer/small-business.htm), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**What to review:** Buildings, furniture, equipment, computers and documents can be relevant property interests. Confirm their locations, valuation and covered causes in the proposal. [Small Business Insurance](https://content.naic.org/consumer/small-business.htm), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**Ask:** Are the correct entity, locations, property values, valuation basis, causes of loss and deductibles shown in the proposal? [Small Business Insurance](https://content.naic.org/consumer/small-business.htm), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

### [Business owner’s policy](https://spot.insure/coverage/business-owners-policy)

**When it matters:** You are comparing a packaged quote with separate property and liability proposals. [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

**What to review:** A business owners policy commonly combines property, liability and business interruption, but exclusions and eligibility limits apply. Check the actual package rather than assuming it fits every operation. [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

**Ask:** Which protections are actually included in this package, what is excluded, and does it fit the company’s operations and locations? [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

### [Equipment breakdown](https://spot.insure/coverage/equipment-breakdown)

**When it matters:** A server, HVAC unit, access system or other machine could stop office operations if it malfunctions. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**What to review:** Equipment breakdown is a separate question from ordinary property coverage. Ask which named machines, failure causes and resulting losses the proposed form addresses. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**Ask:** Which equipment and breakdown causes are named, and are resulting property damage, income loss or extra expense addressed? [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

### [Cyber liability](https://spot.insure/coverage/cyber)

**When it matters:** Your office stores employee or customer records or depends on connected access and business systems. [Cybersecurity for Small Business](https://www.ftc.gov/business-guidance/small-businesses/cybersecurity), [Cyber Insurance](https://www.ftc.gov/business-guidance/small-businesses/cybersecurity/cyber-insurance), [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

**What to review:** FTC cyber guidance identifies breach-response and interruption questions; NAIC separately describes cyber as a coverage category. Examples do not prove a quoted policy includes a cost or event. [Cybersecurity for Small Business](https://www.ftc.gov/business-guidance/small-businesses/cybersecurity), [Cyber Insurance](https://www.ftc.gov/business-guidance/small-businesses/cybersecurity/cyber-insurance), [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

**Ask:** Does the proposed cyber form address your records, response costs, vendor-held data, interruption triggers, waiting periods and sublimits? [Cybersecurity for Small Business](https://www.ftc.gov/business-guidance/small-businesses/cybersecurity), [Cyber Insurance](https://www.ftc.gov/business-guidance/small-businesses/cybersecurity/cyber-insurance), [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

## Need Help Choosing Coverage?

Spot prepares your applications, coordinates with brokers, and helps you compare quotes so you can choose coverage with the key details in front of you.

[Book a Free Consultation](https://cal.com/team/spotinsure/insurance-consultation)

## Before You Sign or Renew a Lease

Compare the lease’s insurance language with the quote, named insureds and scheduled location. Write down any requested evidence, limits or additional-insured wording and ask the broker to map each request to the proposed policy documents. Resolve any requested insured status or wording with the insurer before signing, and ask which policy documents show the agreed terms. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm), [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

Include coworking suites, storage rooms, event spaces and temporary offices in the operations description. Check each location and the property kept there against the proposal. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

## Inventory the Office Before Moving

List computers, furniture, prototypes, records, networking equipment and property belonging to employees or customers. Separate items kept at the office from property taken to events or home, then ask how each location and ownership interest is treated. [Small Business Insurance](https://content.naic.org/consumer/small-business.htm), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

Ask how the proposed property valuation works and which causes of loss, deductibles and exclusions apply. For machine failure or resulting income loss, ask separately which equipment-breakdown terms apply. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

## Review the Quote With the Lease and Site Plan

Give the broker the lease, locations, visitor activities, building access arrangements and an equipment inventory. Ask which items need to appear on a schedule and where the application describes your actual operations. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm), [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)

If an office closure would interrupt work, ask what event must occur before business-income wording applies. Ordinary property business-interruption terms may depend on covered physical damage; check the form before assuming a lease closure, utility issue or technology outage qualifies. [Business Interruption and Business Owner Policy](https://content.naic.org/insurance-topics/business-interruption-and-business-owner-policy)

## Common Questions

### Does the lease mean my business must buy a particular policy?

The lease can show what that landlord asks for; it does not answer every insurance question for the business. Compare its exact terms with the quote and ask the insurer to identify where requested wording appears in the policy. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

[Read the full answer](https://spot.insure/industries/office-management/does-the-lease-require-insurance)
### Does office property coverage follow a laptop or prototype away from the office?

The property sources identify business belongings and locations as quote details, but they do not establish that a particular item is covered away from scheduled premises. [Small Business Insurance](https://content.naic.org/consumer/small-business.htm)
