# Construction Insurance for Businesses

[Real Estate and Construction](https://spot.insure/industries/real-estate-and-construction)

Before bidding, confirm the California contractor license and bond status and check whether the actual project contract asks for a separate bond. Then give the broker each jobsite, trade, crew, and project phase. CDI classifies builders risk as commercial inland marine but does not define project terms, so identify who is responsible for property at each phase. [Issuing My License](https://www.cslb.ca.gov/contractors/applicants/contractors_license/no_exam_application/Issuing_My_License.aspx), [How do I find the right licensed contractor?](https://www.cslb.ca.gov/consumers/hire_a_contractor/finding_the_right_contractor.aspx), [Lines of Insurance](https://www.insurance.ca.gov/0200-industry/0050-renew-license/0200-requirements/property/lines-of-ins.cfm)

## Which Insurance Should You Consider?

Consider general liability, workers’ compensation, commercial property, tools, equipment and inland marine, builders risk, and surety bonds. Start with the coverages tied to your day-to-day operations, then use the situations and buying questions below to compare your options.

### [General liability](https://spot.insure/coverage/general-liability)

**When it matters:** You begin work at a customer site, bring visitors to a worksite, or sign a contract that asks for liability limits or endorsements. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**What to review:** CDI describes commercial general liability (CGL) in terms of premises, operations, products, and completed work, with exclusions that vary by policy. Describe your actual trades and subcontracted work; the CGL label alone does not establish how a project or completed job is treated. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**Ask:** Which trades, project types, subcontractors, and completed operations are declared? Compare the contract's exact limits and endorsement wording with the quoted policy forms. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

### [Workers’ compensation](https://spot.insure/coverage/workers-compensation)

**When it matters:** You hire employees, change their job duties or work states, or activate or renew a California contractor license. [Issuing My License](https://www.cslb.ca.gov/contractors/applicants/contractors_license/no_exam_application/Issuing_My_License.aspx), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**What to review:** California CSLB has filing rules tied to license status and classification. Active C-8, C-20, C-22, C-39, and C-61/D-49 licensees must carry workers’ compensation or valid self-insurance even without employees; other no-employee exemptions have filing conditions. This is California licensing context, not a nationwide rule. [Issuing My License](https://www.cslb.ca.gov/contractors/applicants/contractors_license/no_exam_application/Issuing_My_License.aspx), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**Ask:** What work does each employee perform, where do they work, and how are payroll and classifications reported? For a California license, confirm the current CSLB proof or exemption filing for its exact status and classification. [Issuing My License](https://www.cslb.ca.gov/contractors/applicants/contractors_license/no_exam_application/Issuing_My_License.aspx), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

### [Commercial property](https://spot.insure/coverage/commercial-property)

**When it matters:** You lease a shop or storage space, own a building, or keep tools, materials, or inventory at a scheduled location. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**What to review:** CDI separates buildings, business personal property, and property of others, and explains that covered causes, valuation, and policy terms matter. That guidance does not establish protection for property while a project is under construction. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**Ask:** Which locations and interests are listed, including leased improvements, tools, stored materials, and customer property? Check values, covered causes, deductibles, and any construction-phase gap with the broker. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

### [Tools, equipment and inland marine](https://spot.insure/coverage/inland-marine)

**When it matters:** You move tools, contractor equipment, or materials between jobsites or store them away from your main premises. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**What to review:** CDI describes inland marine as a property category that can address business property in transit and lists equipment and installation floaters as examples. The actual schedule and form determine which property and movements are addressed. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

**Ask:** Which items, values, transit legs, storage locations, loading or installation stages, and causes of loss are listed in the proposed form? [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

### [Builders risk](https://spot.insure/coverage/builders-risk)

**When it matters:** You or a project partner is responsible for property during construction or renovation and needs to identify who insures each project interest and phase. [Lines of Insurance](https://www.insurance.ca.gov/0200-industry/0050-renew-license/0200-requirements/property/lines-of-ins.cfm)

**What to review:** CDI lists builders risk as an example of commercial inland-marine insurance. That classification does not establish who or what a project policy covers, its exclusions, or when protection begins and ends. [Lines of Insurance](https://www.insurance.ca.gov/0200-industry/0050-renew-license/0200-requirements/property/lines-of-ins.cfm)

**Ask:** Who is responsible for each existing structure, work in progress, materials, and installed work at each phase? Ask the broker and project parties to identify the actual form, schedule, dates, valuation, and exclusions. [Lines of Insurance](https://www.insurance.ca.gov/0200-industry/0050-renew-license/0200-requirements/property/lines-of-ins.cfm)

### [Surety bonds](https://spot.insure/coverage/surety-bonds)

**When it matters:** A California contractor license is being activated or a project owner or solicitation asks for a bid, performance, payment, or other bond. [How do I find the right licensed contractor?](https://www.cslb.ca.gov/consumers/hire_a_contractor/finding_the_right_contractor.aspx), [Surety Bonds](https://www.sba.gov/loans/additional-funding-opportunities/surety-bonds/)

**What to review:** CSLB requires a contractor license bond for California contractor licensing and says it applies to projects the licensee agrees to perform. CSLB and SBA distinguish project contract bonds for obligations such as completion or payment. Both are surety bonds, separate from insurance. [How do I find the right licensed contractor?](https://www.cslb.ca.gov/consumers/hire_a_contractor/finding_the_right_contractor.aspx), [Surety Bonds](https://www.sba.gov/loans/additional-funding-opportunities/surety-bonds/)

**Ask:** Is a project bond requested, and which form and obligation does the owner or obligee name? Confirm the license bond separately. If a project bond is needed, ask the surety whether the SBA guarantee program may fit its current eligibility rules. [How do I find the right licensed contractor?](https://www.cslb.ca.gov/consumers/hire_a_contractor/finding_the_right_contractor.aspx), [Surety Bonds](https://www.sba.gov/loans/additional-funding-opportunities/surety-bonds/)

## Check the License and Bond Request

Before bidding in California, confirm the CSLB license is active and the contractor license bond is filed. Check the workers’ compensation proof or exemption for that license status and trade; some classifications cannot use the no-employee exemption. [Issuing My License](https://www.cslb.ca.gov/contractors/applicants/contractors_license/no_exam_application/Issuing_My_License.aspx), [How do I find the right licensed contractor?](https://www.cslb.ca.gov/consumers/hire_a_contractor/finding_the_right_contractor.aspx)

Read the actual project contract for a separate bond request. Ask the owner or obligee which bid, performance, payment, or ancillary form it expects; those bonds address different contract obligations. [Surety Bonds](https://www.sba.gov/loans/additional-funding-opportunities/surety-bonds/)

## Give the Broker Crew and Site Details

List each trade, jobsite, project phase, employee duty, work state, and subcontractor arrangement in the application. California CSLB filing rules depend on license status and classification; check other states’ workers’ compensation requirements separately. [Issuing My License](https://www.cslb.ca.gov/contractors/applicants/contractors_license/no_exam_application/Issuing_My_License.aspx), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

If crews work at height on residential construction or perform excavation, describe those operations. OSHA’s residential fall guidance and trenching eTool identify hazards in those contexts; use them to describe the work, not to infer insurance response. [Fall Protection in Residential Construction](https://www.osha.gov/residential-fall-protection/guidance), [Construction: Trenching and Excavation](https://www.osha.gov/etools/construction/trenching/)

## Track Property by Project Phase

For each phase, list the existing structure, work in progress, materials, tools, and equipment, and identify who is responsible for each. CDI lists builders risk as a commercial inland-marine example but gives no project policy terms. [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm), [Lines of Insurance](https://www.insurance.ca.gov/0200-industry/0050-renew-license/0200-requirements/property/lines-of-ins.cfm)

Ask the broker and project parties which form and schedule address each interest and phase, including materials in transit. Check the actual dates, valuation, and exclusions. [Lines of Insurance](https://www.insurance.ca.gov/0200-industry/0050-renew-license/0200-requirements/property/lines-of-ins.cfm), [Commercial Insurance Guide](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/09-comm/commercialguide.cfm)

## Common Questions

### Does a California contractor license bond replace a project bond or insurance?

Not by itself. CSLB requires a contractor license bond for California licensing and says it applies to projects the licensee agrees to perform. It separately describes contract bonds for job completion and payment. Both are surety bonds, separate from insurance; check the actual contract for the bond it accepts. [How do I find the right licensed contractor?](https://www.cslb.ca.gov/consumers/hire_a_contractor/finding_the_right_contractor.aspx), [Surety Bonds](https://www.sba.gov/loans/additional-funding-opportunities/surety-bonds/)

[Read the full answer](https://spot.insure/industries/construction/license-bond-and-project-bond)
### Do OSHA construction hazards tell me what my insurance covers?

No. OSHA’s residential fall guidance and trenching eTool describe worker-safety hazards in their stated contexts. They help you describe the job; they do not establish insurance eligibility, price, or policy response. [Fall Protection in Residential Construction](https://www.osha.gov/residential-fall-protection/guidance), [Construction: Trenching and Excavation](https://www.osha.gov/etools/construction/trenching/)
