### Limit the Disclosure-Report Rule to Its Defined Service

The $1 million/$10 million E&O rule applies to a third-party provider of a buyer- or seller-authorized disclosure report based on government maps or information about the conditions listed in § 33-423(A), such as flood zones, fissures, radon, or environmental sites. The statute also requires provider defense and indemnity for provider-only errors, subject to knowledge and modification exceptions; confirm your service fits this definition before applying its limits.[^2]

### Home-Inspector Claims Have a Four-Year Window

Arizona gives a homeowner four years after accrual to commence a damages action against a certified home inspector. That is a court-filing limit, not an insurer notice or reporting period; check your separate policy reporting terms and keep the inspection report and related communications.[^3]

### Surplus-Lines Tax and Stamping Office

**Reported tax rate:** 3% of gross premium and taxable policy fees, less returns; stamping fee rate not verified When Arizona is the insured’s home state, the tax is 3% of gross premium and taxable policy fees, less returned premium; the statute excludes stamping fees from that tax base.
