# Fidelity Protection for Louisiana Condominium Associations

A Louisiana condominium unit owners’ association that collects common expenses must maintain a blanket fidelity bond or equivalent insurance for its officers, directors, employees and managing agent. The amount is the lesser of $1 million or association reserves plus one-quarter of annual assessments, with a $10,000 minimum; members receive notice and may inspect proof.[^1][^2]

**Coverage:** [Fidelity bonds](/coverage/fidelity-bonds) · [Louisiana](/coverage/states/louisiana)

## What Is Fidelity Bonds?

Fidelity coverage can reimburse certain losses when employees steal money or property they handle. If employees manage company funds, customer property or benefit-plan assets, identify each owner and compare the required protection for each interest. [Read the national Fidelity bonds guide](/coverage/fidelity-bonds).

## Louisiana Requirements

| Requirement | Details |
| --- | --- |
| Association and people covered | The rule applies to unit owners’ associations collecting common-expense assessments and covers officers, directors, association employees, a managing agent and its employees.[^1][^2] |
| Amount and minimum | Required coverage equals the lesser of $1 million or association reserve balances plus one-quarter of aggregate annual assessments, but cannot be below $10,000.[^1] |

## What to Watch for in Louisiana

### Calculate against reserves and annual assessments

The amount is not simply the total operating account: it uses reserve balances plus one-quarter of annual assessments, subject to a $1 million ceiling and $10,000 floor. Reconcile the budget and reserves before setting the limit and retain the calculation for owners.[^1]

### An agent’s separate bond counts only under stated conditions

An association may rely on its managing agent’s bond or equivalent insurance only if it meets the same statutory requirements and names the association as an additional insured. Ask for proof that shows the association’s status and required amount, not just the agent’s certificate.[^1]

### Make inspection rights practical

Proof must remain on the condominium premises, be available for member inspection on request, and members must receive written or electronic notice of the bond and inspection right. The board can make these checks part of renewal and manager-contract review.[^1]

## Who Regulates Insurance in Louisiana

**Louisiana Department of Insurance.** The Louisiana Department of Insurance licenses producers and insurers, reviews insurance filings, and investigates complaints about insurance companies and agents. You can use its state lookup or complaint service to check a license or raise an insurance issue.[^3][^4][^5]

### Surplus-Lines Tax and Stamping Office

**Reported tax rate:** 4.85% of gross premium plus a 0.175% SLIP+ transaction fee for policies effective on or after July 1, 2026 For Louisiana-home-state policies effective on or after July 1, 2026, the state charges 4.85% of gross premium plus a 0.175% SLIP+ transaction fee, which your broker may add to your bill. Louisiana's required policy disclosure says these policies are not covered by the Louisiana Insurance Guaranty Association; state placement and filing rules still apply.[^6][^7]

## Providers With Documented State Licenses

These providers publish a national listing for Fidelity bonds; the state records document licenses for the entities and roles shown below. Some records rely on company-reported information rather than independent regulator verification. A national listing does not confirm that the product is available in Louisiana; [check the regulator’s license lookup](https://ldi.la.gov/industry/producer-adjuster/search-for-producers-and-adjusters) and confirm state availability for your business when requesting a quote.

- [TechInsurance](/insurance-providers/techinsurance) — **Entity:** Specialty Program Group LLC; **role:** Insurance producer; **checked:** 2026-09-28. **Scope:** TechInsurance’s current licensing page names Specialty Program Group LLC / SPG Insurance Solutions and lists state license numbers, but labels Rhode Island “Individual licenses” rather than identifying a license for the named agency. RI is omitted because this disclosure does not establish agency authority there; this is a search limitation, not an assertion that the company is unlicensed. The remaining state entries are company-reported and are not an insurance product availability map.[^13]
- [Vouch](/insurance-providers/vouch) — **Entity:** Vouch Specialty Insurance Services, LLC; **role:** Insurance producer, Surplus-lines broker; **checked:** 2026-09-28. **Scope:** Vouch’s licenses page, effective January 16, 2025, lists producer licenses in all 50 states and DC. Its separate surplus-lines table includes Idaho number 870820, while a footnote says Georgia and Idaho do not issue agency-level surplus-lines licenses. Because those statements conflict for Idaho, this record keeps Idaho producer-only and does not treat the table number as established agency surplus-lines authority. The page is company-reported and does not establish product availability.[^14]

## Questions to Ask Before You Buy in Louisiana

1. Does the entity qualify as a condominium unit owners’ association and collect assessments for common expenses?
2. What reserve balance and aggregate annual assessment support the statutory calculation?
3. If relying on a managing agent’s bond, is the association named as additional insured and can owners inspect current proof?

## Fidelity Bonds in Louisiana: FAQ

### Does this section cover every Louisiana association or employer?

No. R.S. 9:1123.113 is within Louisiana’s condominium law and applies to unit owners’ associations collecting common-expense assessments. It is not a general business fidelity mandate.[^1][^2]

### Can the management company’s bond satisfy the association’s requirement?

Yes, but only if the agent’s bond or equivalent insurance meets the section’s requirements and names the association as an additional insured.[^1]
