# Commercial Property Insurance in Wisconsin

The Wisconsin Insurance Plan (WIP) accepts certain rejected commercial risks, but its January 2025 guidelines exclude manufacturing and cap the combined building and business-personal-property limits at $500,000. Its commercial program also has no loss-of-income coverage, so compare a private quote or separate income coverage before relying on WIP for a working business.[^1]

## What to Watch for in Wisconsin

### Check Eligibility and the Combined Cap

WIP’s commercial program is limited to ISO-rated commercial risks and the guidelines say it cannot insure farms or manufacturing properties; separate building and business-personal-property limits together cannot exceed $500,000. The underwriting section defines a farm and treats farm property with annual gross sales over $5,000 as ineligible; do not assume a low-revenue farm is accepted by the commercial program. Ask the Plan to classify the actual use before applying.[^1]

### Do Not Assume Business Income Is Included

WIP’s commercial program lists no loss of rents, extra expense, loss of income, builders risk or theft coverage. Wisconsin OCI says business-interruption coverage in other BOPs may respond when premises, vital equipment or other property becomes unusable from a fire, explosion or similar covered peril; ask what trigger and waiting period the separate quote uses.[^1][^2]

### Check the Plan’s Valuation Formula

WIP says its policies settle at actual cash value. Its commercial-fire limit guide sets a minimum from the total assessed land-improvements value on the tax bill and a maximum from the bill’s fair-market land-improvements value plus $50,000; it says it does not use an appraisal, purchase price or loan amount. Ask how those figures affect your requested limit and compare ACV with your business’s rebuilding and contents needs.[^1]

### Schedule Home-Based Business Property

Wisconsin OCI says a rider added to a homeowner policy can protect only a small amount of business equipment, while commercial property insurance is a separate coverage option. If you keep inventory or equipment at home, ask whether that location and each asset are scheduled under the policy you are buying.[^3]

### Gather a Recent Market Rejection

WIP requires evidence that another insurer rejected the property before it processes an application. Its guidelines accept a written underwriter rejection, a cancellation or nonrenewal notice, or a current insurer manual page showing ineligibility; the evidence must be dated within six months, and an agent or agency rejection is not accepted. Ask the producer to include the qualifying document with the application.[^1]
