# Commercial Property Insurance in Mississippi

Mississippi’s current MWUA Plan of Operation offers residual wind-and-hail insurance in the six-county Coast Area, but caps commercial property at $2.5 million per location and bars sharing one limit across multiple buildings. ## What to Watch for in Mississippi

### Check the Six-County Wind-Pool Area

The MWUA Coast Area is Hancock, Harrison, Jackson, Pearl River, Stone and George Counties. The plan defines insurable property as real property, with contents when requested, at a fixed Coast Area location that meets its condition and underwriting rules. Apply through an authorized Mississippi-resident licensed producer or broker; the application must state that no premium for insurance on the property is unpaid. The plan also requires an inspection fee from the applicant, which is not refundable if the application is denied. Confirm the address and application requirements with the producer.[^1][^2]

### Schedule Each Building Separately

The MWUA commercial-location maximum is $2.5 million. Building and contents may have separate scheduled limits within that total, but each building must be scheduled separately and the plan bars one blanket limit shared across multiple buildings. A location means one building, or contiguous buildings rated as one risk by the Mississippi State Rating Bureau. The plan permits replacement cost or actual cash value, requires a consistent valuation basis for building and contents on each schedule, and uses an 80% building coinsurance value unless the cap prevents it. Ask for each building’s valuation and coinsurance calculation.[^1]

### Compare Named-Storm Deductibles

The current MWUA plan offers a 2% named-storm deductible and must offer other options including at least a 20% deductible with corresponding rate reductions. Convert each percentage using the policy’s stated basis and compare the out-of-pocket amount before selecting the wind layer.[^1]

### Pair Wind and Hail With Other Needed Perils

MWUA policies cover the plan’s essential property insurance for windstorm and hail; that is a peril-specific residual-market layer, not a complete commercial package. Ask which contract insures fire and other property perils at the same location, and compare named insureds, schedules, limits and effective dates.[^1][^2]

### Size Flood Coverage Separately

NFIP business coverage has separate building and contents limits of up to $500,000 each, and business contents coverage is typically purchased separately from the building coverage. Inventory equipment, stock and building systems separately, then ask whether a private or excess flood layer is available for values above those limits; do not assume the MWUA wind policy or ordinary property quote covers flood.[^3][^1]

### Surplus-Lines Tax and Stamping Office
