# Maine BOP: Compare Snow, Valuation and Mobile Property

A Maine BOP may package property, liability and income protection for an eligible operation, but compare the actual property form and valuation. The Bureau of Insurance distinguishes basic, broad and special forms, notes broad-form examples such as roof collapse from ice or snow, and lists business interruption and inland marine as additions to discuss. Value each building and contents location separately, then decide whether mobile contractor tools or electronics need a separate inland-marine quote.[^1][^2][^3]

### Compare covered-peril wording for snow and water damage

Maine’s Bureau says a broad commercial property form can add named events such as roof collapse under ice or snow weight and accidental discharge of water; a special form still excludes or limits stated causes. Ask which form the quote uses, what roof or water exclusions apply, and how the deductible works instead of assuming a BOP includes every winter loss.[^2]

### Set a building limit and contents limit at each location

Maine’s commercial FAQ calls for a separate limit for each structure and its business contents, including permanently installed fixtures and equipment; it warns that underinsurance can produce a coinsurance penalty. Compare replacement-cost versus actual-cash-value terms and recalculate after equipment or building upgrades.[^3][^2]

### Move tools and interruption out of assumptions

Maine lists business interruption and inland marine as add-on property coverages, including contractor tools, portable electronics and samples. If equipment travels between jobs or stock leaves the premises, list those exposures separately and ask whether the BOP has off-premises/transit limits; then compare its income trigger and payment period with the time to reopen.[^2][^1]

### Surplus-Lines Tax and Stamping Office
