# Kentucky BOP: Check Flood Maps Before Comparing the Package

A Kentucky BOP may combine property, general liability and business-income protection for an eligible business, but the package does not settle flood exposure. The state calls flooding its most frequent and costly natural disaster and provides current address-searchable maps with effective dates and map revisions. Compare the BOP’s water wording with separate commercial flood building and contents coverage, and remember NFIP does not pay business-interruption losses.[^1][^3][^2][^4]

## What to Watch for in Kentucky

### Check the premises against effective maps and revisions

Kentucky’s Division of Water portal displays effective Flood Insurance Rate Maps, panel dates and map changes; the state says flood risk can change with development, weather and new data. Search each location and review the current panel before quoting. A map informs the property decision but does not itself decide whether your policy pays.[^3]

### Do not rely on the BOP label for flood

Kentucky DOI’s disaster guide says flood is not covered by typical property policies and describes separate NFIP participation and terms. FEMA offers commercial building and contents coverage separately, each with its own limit and deductible; compare the lease/building obligation and stock value with those limits.[^2][^4][^1]

### Compare flood property with the income trigger

NFIP excludes business-interruption loss. Ask what physical damage must occur to trigger the BOP’s income section, whether a nearby event or access closure qualifies under the actual form, and how long the benefit can last; do not treat a flood map or flood policy as proof of income coverage.[^4][^1]

## Who Regulates Insurance in Kentucky

**Kentucky Department of Insurance.** The Kentucky Department of Insurance licenses agents and insurers, monitors the insurance market, and accepts complaints about insurance companies and agents. ### Surplus-Lines Tax and Stamping Office
