## What to Watch for in Florida

### Read storm terms for each insured location

Florida’s emergency maps identify coastal counties susceptible to tropical-storm and hurricane storm surge, and NWS recommends reviewing insurance for storm-surge, flood and wind vulnerability. Ask the agent to show windstorm or named-storm terms and deductibles for every address, along with roof, ordinance-or-law and debris limits; do not assume all property locations share one deductible.[^3][^4][^2]

### Separate flood property from income protection

Florida DFS explains flood may be added by endorsement or separate policy, and basic business-income protection responds to covered property damage for a specified period. FEMA says NFIP commercial coverage protects buildings and contents but excludes business-interruption loss. Compare flood building/contents terms with the BOP’s covered-damage trigger, waiting period and maximum indemnity; ask whether any separate private or excess flood option actually includes income or extra expense.[^2][^5][^3]

### Compare the bundle’s sublimits and excluded lines

DFS says BOPs combine property and liability but often use sublimits for income, extra expense, crime, hired/non-owned auto and employee dishonesty; professional liability may be optional. ### Surplus-Lines Tax and Stamping Office
