# Send your landlord the certificate they asked for

Generate the certificate yourself in the Spot app from your policies, and your Spot team handles any endorsement the lease calls for.

- Certificates generated from your own policies in the Spot app
- Lease endorsements requested through your broker
- Keep your broker or switch, with no commissions on premiums

## How it works

- **Share the landlord’s request.** Upload the property manager’s email or the lease’s insurance section. Your Spot team checks it against your policies.
- **Close any gaps first.** If the lease wants a coverage, limit or endorsement your policy doesn’t have, we work with your broker and insurer to add it.
- **Generate the certificate.** Create it in the Spot app with the landlord as certificate holder, and send it to the property manager.
- **Stay current at renewal.** When your policies renew, your Spot workspace has the new terms, so you can send the landlord an updated certificate before they ask.

## What your certificate needs to show

- **General liability.** The coverage a lease almost always lists, with the per-occurrence and aggregate limits the lease sets.
- **Landlord as additional insured.** The owner, the property manager and sometimes the lender, each named exactly as the lease names them.
- **Your property and improvements.** Evidence that you insure your contents and any improvements the lease makes your responsibility.
- **Waiver of subrogation.** Many leases ask each side’s insurer to give up recovery against the other, and the certificate should show it.
- **Workers’ compensation and umbrella.** If you have employees, or the lease sets liability limits above your primary policy, these appear on the certificate too.

## Endorsements to check

- **Additional insured.** Extends your liability policy to the landlord for claims arising from your use of the space, as the endorsement words it. Without it, naming the landlord on the certificate adds no coverage.
- **Waiver of subrogation.** Stops your insurer from pursuing the landlord to recover what it paid on a claim. It has to be on the policy, not just typed onto the certificate.
- **Primary and non-contributory.** Some leases ask that your policy respond before the landlord’s own insurance. That takes endorsement wording, which your Spot team requests through your broker and insurer.

## Generate your certificate in Spot

- **Choose the policies to show.** Pick the policies the lease lists from the ones in your Spot workspace.
- **Add the landlord as certificate holder.** Enter the landlord’s legal name and the address the property manager uses for notices.
- **Add the lease’s requirements.** Upload the lease clause or the manager’s request, or list what it asks for, so the certificate reflects it.
- **Review, then send.** Check names, limits and dates against the lease, then download the certificate or send it to the property manager.

## Mistakes to avoid

- **Wrong landlord entity.** The building’s owner is often a separate company from the manager you deal with. Use the names in the lease.
- **Assuming the certificate adds the landlord.** Typing “additional insured” onto a certificate doesn’t change the policy. The endorsement has to be in place.
- **Limits below the lease.** If the lease sets higher limits than your policy, the certificate will show the shortfall. Raise the limit or add an umbrella first.
- **Forgetting renewal.** A certificate shows policy dates. When the policy renews, the landlord needs a new one.

## Common questions

### Can I make the certificate myself?

Yes. Spot customers generate certificates in the Spot app from their own policies, whenever a landlord or property manager asks.

### My landlord wants to be an additional insured. Is a certificate enough?

No. The certificate shows coverage; it doesn’t create it. Your Spot team requests the additional insured endorsement through your broker and insurer, and the certificate then shows it.

### The property manager rejected my certificate. What now?

Send the rejection to your Spot team. We compare it with your policies and the lease, and fix the policy or the certificate, whichever falls short.

### Do I need a Spot broker to use certificates?

No. Bring the policies your current broker placed into your Spot workspace and generate certificates from them, with no commissions on premiums to Spot.
