One insurer's size caps are tighter for contractors. Its BOP brochure sets qualification at up to 50 employees and $10 million in revenue, and at up to 15 employees and $5 million for contractors. Two other insurers' BOP pages name artisan contractors among the industries they list, so ask whether your trade counts as an artisan contractor and whether your headcount fits before you invest in an application. The policy is built around a place. In the ISO businessowners form, covered business personal property is property in or on the buildings at the described premises, or in the open or in a vehicle within 100 feet of the described premises. A contractor's inventory and tools spend much of their time elsewhere, so the extensions below matter. One insurer describes a Contractors Installation, Tools & Equipment add-on that covers your business's property, tools and equipment at a job site, in transit, temporarily in storage or during installation. Another insurer's brochure lists Increased Limits for Contractor Tools among its endorsements and notes that contractor tools are not included in its off-premises, storage-unit or business personal property limits. ## Which Business Owner's Policy Exposures Do Contractors Face?

Property away from your premises is capped. The ISO form's Personal Property Off-premises extension covers covered property in transit or at a premises you do not own, lease or operate, up to $10,000 in the specimen. Aircraft, automobiles, motortrucks and other vehicles subject to motor vehicle registration are not covered property, so a registered work truck needs its own policy. Subcontractors' work is treated differently. One insurer's BOP brochure lists an Exclusion for Damage to Work Performed by Subcontractors, and one for Exterior Insulation and Finish Systems, among its mandatory forms. Read your quote's forms list for endorsements with those titles, and ask what they change. The ISO form's liability section excludes injury or damage caused by rendering or failing to render any professional service, including preparing or approving maps, drawings, opinions, reports, surveys, change orders, designs or specifications, and supervisory, inspection or engineering services.
